Am I required to make my property available to Section 8?
When you are ready to move forward with TLR as your Property Management Company, we provide an extensive interview session where we determine if your properties meet the requirements for hosting Section 8 and HUD candidates. Not all properties meet the extensive criteria to provide Subsidized Housing.

Are you licensed?
Yes, we have certified real estate agents on staff. Our team members hold HVAC and other professional licenses.

Can I reach you after hours?
Yes, we have a 24-hour answering service for tenants and owners. Additionally, all owners will have the cellphone information for our key personnel. TLR professionals are always only a phone call away.

Can you put the money directly into my account?
Yes, direct deposit, via electronic banking and ACH, is the preferred method of transferring the owner’s distributions.

Do I get to see the lease or sign it?
Yes, during the Interview Session, we will cover all forms with you. Each Owner has a separate log-in to the Owner’s Portal, where you will have access to all paperwork for your properties.

Do you sell real estate too?
Yes, we will help you sell your properties or help you purchase more properties. Our Real Estate Professionals are here to help you grow your investments, or modify your portfolio at any time.

How and when do I get my distributions?
During the Interview Session, you will help us determine your distribution preferences. Our preferred method is to use electronic banking and direct deposit into your account.

How is rent collection handled?
All rent collections are handled by TLR Solutions. During the Interview Session, we will cover our standard processes with you. Our process confirms timely payments and minimizes lost rents. We accept electronic payments or money orders, which stops payments from getting returned due to insufficient funds or other banking issues.

How long a lease do you sign?
During the Interview Process, we will work with you on your preferences. Generally, we prefer 12-month leases. However, we know there are reasons to have other terms as well.

How much security deposit do you charge the tenant?
During the Interview Process, we will discuss this area, and use our knowledge of your market to determine the best fit for your residents and company.

How soon can you start managing my property?
Contact us at your earliest convenience. We are very efficient with the on-boarding process. Once the Interview Process is complete, a scheduled ‘turn over’ date will be agreed upon.

What type of reports do I get and how often?
TLR provides an Owner’s Portal, where you have access to all reports, 24/7/365. You will see all the reports during the Interview Process.
